A zoning by-law amendment application and site plan approval application have been submitted to permit a 35-storey mixed-use building containing 398 residential units.

TLC has identified proximity concerns including an overbearing north elevation, overlooking, and incremental shadowing on the Eglinton Junior Public School site. Health and safety concerns associated with demolition, construction and the building design have also been identified. Furthermore, the proposed development is located in the Midtown Area, a community experiencing residential intensification and population growth that is presenting significant pupil accommodation challenges at all local elementary schools.

TLC are in discussions with the developer and City to seek to protect against adverse impacts on the nearby school and to ensure development occupancy timing aligns with TDSB’s timing and strategy for providing sufficient local accommodation.
