A zoning by-law amendment application was submitted for a 35-storey mixed-use building with 387 residential units, including 46 rental replacement units, and ground floor retail.

In 2020, the developer filed an appeal to the Local Planning Appeal Tribunal (LPAT), now Ontario Land Tribunal (OLT), on the lack of decision by City Council on the zoning by-law amendment application.

The proposed development is located in the Midtown Area, a community experiencing residential intensification and population growth that is presenting significant pupil accommodation challenges at all local elementary schools.

 

As a party to the OLT case, TLC has executed minutes of settlement with the developer to secure occupancy timing, ensuring development occupancy aligns with TDSB’s strategy for providing sufficient local accommodation.
