Development at 2345 Yonge Street (Near North Toronto Collegiate Institute)
A zoning by-law amendment application and draft plan of subdivision application have been submitted to permit a mixed-use development including two towers of 34 and 36-storeys, connected by a 7-storey podium and containing 648 residential units.
Given the proposed development’s proximity to North Toronto Collegiate Institute, TLC has identified health and safety concerns associated with demolition, construction and building design. Furthermore, the proposed development is located in the Midtown Area, a community experiencing residential intensification and population growth that is presenting significant pupil accommodation challenges at all local elementary schools.
TLC will seek opportunities to work with the developer and City as the application progresses to protect against adverse impacts on the nearby school, and to ensure development occupancy timing aligns with TDSB’s timing and strategy for providing sufficient local accommodation.
